Northern BC is underlain by uranium-bearing granite and metamorphic rock that produces elevated radon. Combined with cold winters that seal homes tightly and many homes built with basements or crawlspaces close to the soil, the conditions for high indoor radon are common.

Radon risk is generally lower in Metro Vancouver due to the marine climate and delta/alluvial soil, but it's not zero. Health Canada still recommends testing all homes regardless of location, as localized geology and construction can produce surprises.

Radon testing is not legally required in BC real estate. However, buyers in northern and interior communities are increasingly aware of the risk and may include testing in their offer conditions.

BC follows Health Canada's national guideline of 200 Bq/m³. The BC Centre for Disease Control (BCCDC) also recommends testing and provides guidance on radon reduction.

The most reliable method is a long-term alpha track detector placed in the lowest livable area for at least 91 days (ideally October through April). Short-term electronic tests are also available for a quicker result.

Crawlspaces are a significant radon entry point when they have exposed soil. Mitigation for crawlspace homes typically involves installing a membrane barrier plus a sub-membrane depressurization system — a different approach than basement systems, and sometimes more expensive.
