About Radon in British Columbia

Last updated: March 2026

Radon risk in British Columbia is highly uneven. Metro Vancouver and the Lower Mainland sit on glacial soils and river delta deposits that produce relatively low radon concentrations. In contrast, the northern interior, particularly Prince George, Quesnel, and the Cariboo region, consistently records some of the highest indoor radon levels in Canada, driven by uranium-rich granitic bedrock. The Interior Plateau and Kootenay regions also show elevated readings. Anyone living outside Metro Vancouver should treat testing as a priority.

Typical Mitigation Cost in British Columbia

$2,500–$4,500

Above national average

Northern and interior BC communities face higher costs due to travel time, limited contractor availability, and complex crawlspace-heavy construction.

  • •Crawlspace vs. basement construction: crawlspaces require a different approach
  • •Distance from the Lower Mainland: travel costs in rural BC can be significant
  • •Pipe routing through finished interiors or exterior walls
  • •Radon entry through floor drains and exposed soil in older homes
  • •Seasonal scheduling: some contractors are booked months ahead in northern communities

Frequently Asked Questions: Radon in British Columbia

Northern BC is underlain by uranium-bearing granite and metamorphic rock that produces elevated radon. Combined with cold winters that seal homes tightly and many homes built with basements or crawlspaces close to the soil, the conditions for high indoor radon are common.
Radon risk is generally lower in Metro Vancouver due to the marine climate and delta/alluvial soil, but it's not zero. Health Canada still recommends testing all homes regardless of location, as localized geology and construction can produce surprises.
Radon testing is not legally required in BC real estate. However, buyers in northern and interior communities are increasingly aware of the risk and may include testing in their offer conditions.
BC follows Health Canada's national guideline of 200 Bq/m³. The BC Centre for Disease Control (BCCDC) also recommends testing and provides guidance on radon reduction.
The most reliable method is a long-term alpha track detector placed in the lowest livable area for at least 91 days (ideally October through April). Short-term electronic tests are also available for a quicker result.
Crawlspaces are a significant radon entry point when they have exposed soil. Mitigation for crawlspace homes typically involves installing a membrane barrier plus a sub-membrane depressurization system, a different approach than basement systems and sometimes more expensive.
Certified professionals are available in most BC regions, though rural and remote communities may have fewer options and longer wait times. Use the city search above to find the nearest certified professional.
Typical costs range from $2,000 to $3,800. Rural and northern communities tend to be at the higher end due to travel costs, while the Lower Mainland is closer to the national average.
